Project: £1.4 million Design Build 21 Flatted Development, Arbroath
W.M.S. Ltd, were appointed by Shire Properties (Scotland) Ltd as Project Manager's / Client's Agent for the Design Build Construction of their £1.4m 21 Flatted Residential Development at East Mary Street / Millgate Loan, Arbroath.
Shire Properties had asked WMS Ltd to co-ordinate the Demolition Package, Site Investigation and Environmental Survey and Health & Safety CDM regulations for this phase of the Contract, whilst working on the Design Build GMP package for Phase 2
The Environmental Survey was required as the existing site had historically been a tannery and more recently had underground tanks installed which gave Angus Council cause for concern as far as Contamination Issues were concerned.
The Demolition Package, tendered on this part of the project, was specialised as the existing buildings, The Old Job Centre and The Old Telephone Exchange Building contained Asbestos.
W.M.S. Ltd, appointed, on behalf of their Clients, and worked along side Design Team, KDM Architects, Gemmell Hammond Consulting Engineers and Neill Wilson Partnership to develop the drawings, specification and Employers Requirements, to a stage where they could go to the Market Place and seek Design Build Tenders working towards negotiating a Guaranteed Maximum Price.
FMS Construction Ltd, Forfar, secured the Design Build Contract on a 36 week programme and started in earnest on site March 2007:

Although not apparent on this photograph, the East Mary Street Elevation had strong historical links to Royalty. King Edward V111 Coronation Stone had been cast into the stone wall. W.M.S. Ltd had to enlist the help of specialist Stonemason George Sweeney Jnr, to carefullyexpose the stone, remove it and hold it in safe storage, to be re-erected within the new Development. | Central Demolition move in, once all Asbestos has been removed, to begin Demolition, circa November 2006. Central won the competitive Tender to carry out stage 3 Asbestos Survey, asbestos removal and demolition of the 4 Buildings on site including the 3 tanks on site. W.M.S. Ltd engaged Central Demolition to co-ordinate the termination of all Utilities to the various buildings on site. |

| FMS Construction Ltd begin to lay the foundations at the corner of East Mary Street and Millgate Loan. Because of bad ground conditions, Trench Fill Foundations are designed and specified. Because of ground conditions and the topography of the site, foundations and ground floor slab are designed to accommodate these conditions. | The first Ground Floor Slab is cast at Unit 1 on East Mary Street.
